The University of Connecticut (UConn) wanted an asset management plan to improve long-term capital planning by moving towards proactive maintenance. UConn is a public research university with eight campuses with 12.3 million square feet supporting over 30,000 students. It’s Facilities Operations organization works to ensure that these resources are managed effectively and efficiently to fulfill its mission of providing facilities that enable advanced learning and discovery through excellence and innovation.

UConn wanted an asset management plan that would support proactive maintenance and enable data-driven decisions. FEA worked with the university to help improve facilities business processes and better utilize the current Integrated Workplace Management System (IWMS), FAMIS. FEA designed a plan to achieve improved business processes and optimized IWMS usage through a three-phased approach:
Phase 1: Business Process Review
We met with key stakeholders, evaluated business processes, and provided recommendations for optimization. This included identifying key performance indicators for a balanced scorecard, changes to how the IWMS is integrated to optimize processes and support the creation of meaningful data.
Phase 2: Equipment Inventory and Barcoding
FEA inventoried a sampling of buildings as a pilot phase to develop standards for asset inventories, barcoding, maintenance and how the IWMS can be used to manage and provide accurate information.
Phase 3: Asset Management Plan
Utilizing best practices and needs identified during the business process review, FEA helped UCONN adopt a dynamic University Asset Management Plan that improved efficiencies, moved to a proactive maintenance strategy, and enabled long-term capital planning.
