In Part 1 of this series FEA discussed how a performance based contract describes the owner’s needs in terms of what is to be achieved, not how it is to be done. The intent is rather than micromanaging the details of how contractors operate; the owner should set the results and give the contractor the freedom to achieve them in the best way possible. We went on to discuss writing and administrating these types of contracts.
Facility management is becoming more complex and technical every day. It is impossible for a facility manager to be an expert in all aspects of facility management. Facility managers should not be using their time trying to become an expert, they should be learning how to find, and contract with, an expert. Kathy Powers presented part 2 in this series, where we discussed the next level of performance based contracting which we call “finding experts”.
